We are often asked numerous questions regarding the Honua Kai real estate market, specially now there are proposed sales of the soon-to-be-constructed Luana townhomes. One of the most common questions is for insight regarding location within the property. Question: I'm not very clear as to what the HOA fees at Honua Kai include, can you explain?

Answer: It is important to review all pertinent HOA documents as a matter of due diligence during the purchase process to better understand what is (and equally important, what isn't) covered. At Honua Kai, the monthly HOA fee (or 'Strata Fees', to our Canadian friends) is currently $1.66 per square foot of interior living space. This fee covers the costs for water, rubbish removal, sewer, landscaping, basic cable TV service, maintenance and electricity of all common elements, pest control, security, pool, capital reserves, payroll for the management/admin of the association, and insurance for the property (although as an individual

Q: I am interested in buying a second home in Wailea and I heard that I could then qualify for a Golf Club membership but I'm not sure, can you clarify?

A:  The combination of some of the best golf courses in the world, year-round picture-perfect weather, and surrounding world-class five star resorts make Wailea the optimal choice for the golf aficionado, whether as a visitor or resident. With that, we are often asked about golf privileges for owners of Wailea real estate. In essence, properties fall in three categories: *  Qualify for Full Membership, * Qualify for Property Owner Rate (but not eligible for membership), and  * NOT eligible for either Membership or Owner Rate. So with that, let's break them down:

Today's Question:

* I own a couple of condos at Honua Kai and now may be the time to sell. I was not aware of a transfer fee on all resales, can you explain?

That's a fair question and through conversations with multiple owners, it seems that not all owners are aware of it. Prior to building, the developer entered into a Settlement Agreement with the West Maui Preservation Association (click here to learn more about this non-profit organization), by which the community benefits by imposing a transfer fee of 0.25% of the sales price of any resales unit payable on transfer of title. Up to date (as of June 14, 2016), there have 117 resales at Honua Kai, totaling a sum of $161,483,634 with a very robust and active Honua Kai resales market ahead.

Question - I'm interested in 1 bedroom condos at Honua Kai but it's kind of hard to tell where they are within the complex, can you help?

Answer - The bulk of the 1 bedroom units are on the mountain-facing sides of Hokulani and Konea towers, as well as the exterior perimeter facing towards the center, with a few stacks on the south-facing side of Hokulani and the north-facing side of Konea. There is only one stack of 1 bedroom units in the interior courtyard of either tower, that is stack '13' in the Hokulani tower. Today's questions comes from a frequent visitor to Honua Kai who is thinking of purchasing a condo.

Question:  My last visit was in mid June, during which time there was on-going construction of the main pool, what is the status now?

Answer: Yes, there has been an on-going project at Honua Kai, in which the Hokulani pool (main pool, closest to Duke's) is being resurfaced/repair. Unfortunately, as of the writing of this post (late August 2015), the pool remains closed and there is no estimated time of completion.

Today's question comes from a client who has been exploring the Wailea real estate market for some time:

Question: It seems like the Wailea condo market is really down from last year, are values going down keep up with this decrease?

Answer: Although to some the market may seem to have slowed down, year over year all the metrics that we use to measure market activity across are reflective of a micro-market. Below is a chart comparing the Jan-May timeframe of 2014 to that of the current year - the average sales price slipped slightly from $1.564M to $1.47M, while the median sales price saw a slight increase from $1.01M to $1.07M. Question:  It seems like values at Honua Kai are dropping off and now it may be the time to buy as sellers will have to come to grips with a softening market. What do you think?

Answer: To address your statement of 'now it may be the time to buy...' the answer would be yes, but for a different reason than in your comment. Now is a good time for potential purchasers as the market continues upward and standing on the sidelines may mean being priced out of the market. There is a lot of information out there regarding values and how to reach a 'fair market value', but ultimately, proper pricing
