Waialae Iki Homes For Sale
Consisting of over 600 homes in one of the most idyllic locations on Oahu, the Wailalae Iki neighborhood is one of the most sought-after in all of Hawaii due to convenient proximity to Honolulu metro, low density, and phenomenal view corridors, including some of the most iconic of the Pacific Ocean.
The Waialae Ike Ridge community was built in 5 phases, but it's important to note that although there are some common factors that affect the overall community, there are underlying factors that are phase-specific. Most prevalent within that is the 5th phase, which is gated and not part of the Waialae Iki Ridge Community Association (WIRCA). There is a security patrol, funded the WIRCA, that ensures a higher level of safety to its residents, important in such a tight-knit community. At the top of the neighborhood, the Wiliwili hiking trail provides a great resource for enjoying phenomenal views while partaking in great exercise.
Please note that homes in phase V enjoy a gated entrance, tennis courts and a recreation area, as such these homes generally sell at a premium over the the lower phases. To become better acquainted with the neighborhood, review the Waialae Iki Declaration (others may refer to it as the CC&R's), the building restrictions for Phase III and Phase IV. As a separate entity, take a look at the Waialae Ike 5 Declaration. Keep in mind, the aforementioned documents are provided for illustrative purposes only, these are NOT guaranteed to be most updated versions, they are subject to change without advanced notice. Note: Phase II is subject to County and City Building Ordinances, no further subdivision restrictions.

StatisticsWith a large micro-market like Waialae Iki, there is enough activity to ascertain trends over time. Median sales price, price per square foot, absorption, etc. can be useful, but it's important to know pertinent context on which to base valuation - such as premium properties being sold in phase V, bigger homes, higher quality construction, distressed properties, these are all factors that can make a significant impact on values. Contact our team to have a deeper discussion.
