Peninsula at Hawaii Kai Properties For Sale
The Peninsula was built in the early 2000's (approximately 2002 through 2005) and consists of a wide variety of properties totaling 630 homes and condos. Developed as a man-made peninsula, it is designed purposefully to fully take advantage of the waterfront, view corridors, tradewind patterns, all while being at the apex of all that the Hawaii Kai area has to offer. With such a myriad of inventory options, available properties can fit the needs of a wide array of prospective Buyers in terms of lifestyle proposition and budgets. The first phase properties have the address of 520 Lunalilo Home Road, while the second phase is 580 Lunalilo Road, both were developed by Stanford Carr Development.

Promenade - Starting in the Rec Center, this walking/jogging path meanders throughout the Marina, past the Cottages and ends at Tots Park. As it is a bit narrow, it is only suitable for pedestrians - bicycles, scooters, etc. not allowed.
Docks - Next to the Luna Kai park, there are a total of 10 boat slips. Originally offered through lottery, there is a waiting list of residents to fill any available spaces.
Luna Kai Park - Open grass area adjacent to the marina promenade. Pet-free zone with spectacular views and prone to tradewinds.
Fitness Center - Next to the Luna Kai Park administration office is the Fitness Center. Open 24 hours per day, it features a number of different equipment for weight training and aerobic exercise. Contact us for the Fitness Center rules.
Pool and Spa - Featuring one of the finest pools on Oahu, the Peninsula is anchored by a pool, wading pool, and spa at the Recreation Center. Open daily from 6am to 10pm, it is one of the hubs of the community. Residents may bring up to 4 guests. Residents of The Colony have a pool for the exclusive use of The Colony but may also use the main Peninsula pool.

The Peninsula at Hawaii Kai consists of the following properties - all are subject to HOA fees for The Peninsula, as well as additional fees for the specific property (e.g. owners at the The Colony pay the Hawaii Kai Peninsula Association dues, as well as those for The Colony).
Executive ResidencesThe epitome of luxury living in Hawaii Kai, the Executive Residence consists of 27 single-family two-level homes directly waterfront, many of which have private docks to enjoy the active water-based lifestyle for which Hawaii Kai is so fondly known. These rarely come on the market and command a significant premium when they do. Square footage ranges among the three floor plans from approximately 2K sq. ft. to 2,600 square feet, on 5,000 to 7,500 sq. ft. lots. Floor plans as originally offered by the developer are below.
Carriage WaysSet in the interior of the peninsula, the terrain is slightly elevated so there are some views over the Executive Residences and Cottages. These are two-level, detached properties as well. The middle of the two rows serves as the ingress / egress to garages, with elegant Hawaii-style front porches framing outward view corridors. There are a total of 69 of the CW's and were originally offered in a Craftsman-style architecture. Floor plans varied from 1,800 to 2,300 square feet (approximate) and as zero-lot-line, generally the usable yard is on one side.
The CottagesThese attached two-level homes are structured in small clusters of 2 to 4 units with shared driveways to access garages. One of the floor plans is particular in demand (Plan 3) as it features single-level living. Also, there are 9 Cottages that are detached from all others - rarely do they come on the market, if of interest contact us. There are a total of six different floor plans for these 3 bedroom units, ask us for our custom-made plans based on public records and satellite images. Fenced yards are a commonly sought-after trait that draws prospective buyers to The Cottages.
It is important to note when searching for The Cottages that the majority are in a great location of Phase I, along the water with some have phenomenal view corridors, but approximately 58 are on Phase II fronting both Wailua Rd and Lunalilo Home Rd - pricing is reflective of location.
The VillasThe Villas are two-level attached townhomes on buildings with 9 to 12 units. Each unit has an attached garage for convenience. There are a total of 92 Villas among the 8 clusters - 5 of which are in Phase I and the remaining 3 on Phase II. The inviting front porch is a nice touch of Hawaiiana and one that is much welcomed (no pun intended) by prospective Buyers. With a total of seven floor plans, Buyers can choose from 2 bedroom / 2 bathroom units with a single-car garage all the way to 3 bedroom / 3 bathroom with a double car garage. Landscaping and maintenance of common elements are a responsibility of The Villas owners.
The ColonyThe bulk of units in the Peninsula is concentrated among the 319 units in the six towers that make up The Colony. Each 'Building' consist of two towers, each offering 4 floors of units, above one level of parking. Unit numbering is based on building, floor, and stack. As an example, 7413 is building 7, 4th floor, the 13th stack. There is a community pool conveniently located between Buildings 6 and 7.
Building 6, originally named as Building 1, is the one closest to the Marina, with 12 units per floor per tower. Building 7, originally named Building 2, is parallel to Lunaliho Home Rd and has 14 units per floor per tower. Building 8 is built in what was originally slated to be grounds for more Villas, as per the developer's original reports. Like Building 7, there are 14 units per floor per tower on Building 8.
