Kihei Luxury Real Estate Market Update

Question: I hear the high-end sector is not doing very well in Hawaii. I have a home in Kihei and I fear that now would be terrible time to sell. Is that true?
Answer: Much is being said that the real estate market nationwide is on a downturn and lack of inventory continues to frustrate prospective Buyers. However, local real estate trends can be significantly different than general trends, hence it's always best to look at a granular level to see how the micro-market is acting. So with that, let's discuss:
Single-Family Homes - The term 'high-end' can have various definitions, particularly in a market like Maui where homes can go north of $20M but which are few and far between. As such, for the sake of this analysis, we are looking at $1M as the marker for high-end homes. In 2018 through the end of August, there were a total of 15 sales in Kihei over one million USD, median price of $1.36M and median price per square foot of $579. The previous year the number of sales YTD was 17, hence the 2018 looked like the high-end sector was holding steady. Of course, this included the mega sale of 3190 South Kihei Rd for $22.8M. However, compare that to the same time frame of the current 2019, there have been a total of 30 sales over a million, median price of $1.205M and median price per square foot of $489.04.

It is interesting to note that of the 2018 sales, 5 were cash transactions (33% of the total), whereas in 2019, 10 were also cash (33% of the total again). In the past, the Maui luxury real estate sector has been dominated by cash sales, so it's interesting to note that financing is becoming so prevalent.

* Note: For the sake of this analysis, we only included Kihei, not Wailea, Makena and/or Maui Meadows - although those are part of the same 'city' of Kihei, the mechanics of the market function much different and it provides a more meaningful insight to look at the granular level of Kihei as a district.
