Honua Kai Views Analysis

The Honua Kai Resort and Spa offers an enviable location, beachfront on one of the most sought-after beaches in the world. However, even within a luxury Kaanapali resort such as Honua Kai, it is inevitable that there will be significant variance in available view corridors. Floor level is critical aspect in assessing a units view corridors, as although a lower unit such a Hokulani 150 may have obstructed partial ocean views as it overlooks the Duke's roofline, the same stack 3 floors higher would have simply stunning ocean views. And as one of the most common questions we hear from our clients is "How are the views from that unit", let us take a look at the map below for general orientation.

Premium Views

As mentioned previously, floor level is critical but clearly certain stacks are prone to have better view planes than others. In Hokulani, the front rows on both sides of the tower have phenomenal views, as well as most of the inner courtyard, the 04 and 06 stacks on the southern outside perimeter, and 46, 48 on the northern edge of the tower. due to orientation almost due West, most of the inner courtyard units offer dead-on views, including the 25 and 29 stacks of 3 bedroom residences. 

The Konea tower is significantly different due to its slanted orientation. The front rows of course offer premium views, while the 42, 44, 46, and 48 stacks on the northern edge offer impressive views as well. The inner courtyard is not facing directly due west, hence stacks 25, 29, 31, 37, 39 and 43 are too 'tucked in' to have the same level of view planes - although still considered ocean views.

Partial Views

Within the partial view units, there can be said to have two subsets. In Hokulani, the 08, 10, and 12 stacks on the southern end and the 36, 38, 40, and 42 on the other end of the building. It is important to note that the 36 stack of 2 bedroom units offer significant lanais (over 500 square feet) from which to partake on Maui's sunsets. The 14, 16, 18, and 20 stacks are more angled views and these may become compromised if the vacant lot next door (currently owned by the Westin) is ever developed. Although it may be some time before such development takes place, it is important to take into account that it CAN (and probably WILL) be developed at some point.

In Konea, stacks 4 through 18 also have limited/partial ocean views due to the buildings angle. On the other side of the tower, stacks 34, 36, 38, and 40 also offer great views, but keep into account that views are over the public parking lot and through the Mahana roofline. Stack 32 does have ocean views, although they would be categorized as partial by most metrics.

Mountain Views

For those who envisioned ownership at Honua Kai but could not reasonably allocate funds for a premium purchase, the Mountain view units are a viable option. In Hokulani, stacks 20 through 34 are such 'duds' - with the special 'bonus' that this is one of the areas within the complex that reported the most inconvenience due to the smell from the sewer plant. In the Konea tower, stacks 20 to 30 have mountain views yet offer a good value proposition for potential buyers.
